Software for property developers: every module, one source of data.
kanbau is not a stand-alone tool. Land, contracts, invoices, costs and cash flow sit on one source of data – connected to your bank, DATEV, e-invoicing, your mailboxes and property portals. Each piece of information is captured once and flows to wherever it is needed.
We provide the login details for the demo system.
One source of data. Everything connected.
Data comes in, kanbau keeps it in one place, data goes out. Project, contracts, invoices, costs and cash flow are held in the same place – what is captured once keeps flowing.

How the data flows
A document is captured in kanbau once. From then on every area works with the same record, and the connections carry it on. Four examples from a property developer's day:
- Receipt Mailbox via IMAP, e-invoice or scan app.
- Capture XRechnung and ZUGFeRD read directly, PDFs recognised by AI.
- Check against the purchase contract, with deductions and retentions.
- Approve in the workflow, optionally with an external review.
- Pay as a SEPA file or online transfer.
- Post Booking journal to DATEV.
- Fetch Bank transactions every night, with duplicate detection.
- Match Transaction to invoice, optionally with a suggestion from kanlauf.
- Actual The payment counts as an actual in cash flow planning.
- Opening balance The account balance is where the forecast starts.
- Construction stage recorded in the site diary, marked in the payment plan.
- Call the instalment from the MaBV instalment plan of the sales contract.
- Outgoing invoice to the buyer, as a ZUGFeRD e-invoice in the Advanced plan.
- Payment received matched to the invoice in banking.
- Unit Price and listing in the project.
- Portal Listing to ImmoScout24 or via OpenImmo.
- Enquiry as a lead via REST endpoint or import.
- Sale The sales contract takes over the unit's price and instalment plan.
How an invoice is checked in detail is shown under invoice processing; what the forecast is calculated from is explained under cash flow planning.
One system instead of a patchwork
Most property developers do not run on one product but on a patchwork: spreadsheets, accounting software, email, a shared drive and what is in a colleague's head. kanbau replaces that patchwork in-house and stays open to the outside: accounting keeps running in DATEV, documents can stay in DocuWare, and the bank delivers the transactions.
- ≥ 30 % efficiency gain possible
- 20 invoices a day – basis of the measurement
- 30 contracts awarded per project on average – basis of the measurement
An efficiency gain of at least 30 % is possible – measured with 20 invoices a day and an average of 30 awarded contracts per construction project.

Frequently asked questions
The kanbau platform covers six areas: acquisition and sales, procurement and contracts, costs and finance, site and quality, organisation and documents, and integration and AI. All areas work on the same data.
kanbau exchanges data with banks, DATEV, SAP, DocuWare, email mailboxes, property portals and calendars, among others. Bank transactions, e-invoices and GAEB bills of quantities come in; the booking journal, payments, listings and dates go out. For your own tools there are REST, webhooks and the MCP interface.
DocuWare integration →The interfaces are included in the respective plan at no extra charge. DATEV, Excel, CSV and GAEB are part of the Standard plan; SAP, DocuWare, property portals, webhooks and REST are part of Advanced. The MCP interface, e-invoice import, online transfers and online direct debits are billed by usage.
Request plans and pricing →Incoming mail is handled in the central inbox: mailboxes are connected via IMAP, and mail is processed through defined workflows instead of being forwarded around.
External partners such as tax advisors, buyers or partners get access through the kanraum data room, limited to the information you release. Data room licences are optional and are booked in addition to the regular licences.
